The Vales is being jointly developed by the SingHaiyi Group & Kay Lim Investment, who won the land sale in a hotly-bidded 12-way contest for this plum site in Sengkang.

Their winning bid of $192.9 million was just 1% above the next highest bid. Works out to $367 per sq ft (psf) per plot ratio (ppr).

Kay Lim, a construction company, had previously also entered into joint ventures with SingHaiyi for the development of residential projects in Singapore, such as Pasir Ris One, and the executive condominium CityLife @ Tampines.

SingHaiyi Group Ltd (“SingHaiyi”), previously known as SingXpress Land Ltd (“SingXpress Land”), is an SGX-Catalist listed company focusing on property development, real estate investment, and real estate management services.

SingHaiyi differentiates itself from its competitors with its design focused strategy. Its current launches include Parc Clematis showflat at Clementi estate, and the Gazania and Lilium at Bartley. Of the three, Parc Clematis is a 99 year leasehold project, while both Lilium and Gazania are freehold projects. The one closest to an MRT station is the Gazania condo, that is within 5 minutes walk from Bartley MRT station, and Maris Stella school.

In the past, it has developed projects such as the sell-out Charlton Residences cluster houses. SingHaiyi has also launched a DBSS project, Pasir Ris One, and is a joint developer of CityLife@Tampines, an executive condominium in Tampines.
